For every cabana installation or custom cabana construction, we confirm what applies to *your* address, then build to it so you don’t get a “remove it” letter later. We also handle the paperwork side including site plan / plot plan needs and any lot grading plan requirements.
Setbacks, lot coverage, and height - those are the big three. In plain English: how close the cabana can be to the property line, how much of the lot you’re allowed to cover with buildings/structures, and how tall the roof can be (overall height/eave height).
Because Toronto/GTA rules can change based on your zone, lot type, and corner/through-lot conditions (plus easements), we treat this as a “verify-first” item during design. Our in-house 3D design also “tests” the footprint and height early so we don’t design something pretty that can’t be approved.

Custom builds cost more, but you get the exact footprint, roof pitch, snow-load-ready structure, and details that hold up to Toronto moisture and freeze-thaw (like proper flashing, sealants, and connectors). Value retention tends to be better with a well-designed custom cabana that matches the home.
Enough that we obsess over details. Temperature swings cause expansion/contraction, and moisture finds every weak spot. We use the right flashing (step flashing, drip edge), quality underlayment/ice and water shield, correct fastener spacing, and exterior-grade sealant/caulk where appropriate.
